Ground floor There are three luxusry suites on the ground floor, consisting of two, and three offices plus reception each. The Executive suite also has a private kitchen and toilet. General Notes
Ample off-street open parking is available on the southern and western sides of the property for visitors. Ample
secure open parking bays are available inside the property for both tenants
and guests. No charge is made for use of a nominal quantity of unreserved
bays. Twenty, reserved, shade-net covered bays are available on separate
rental. Security A
security guard is on duty twenty-four hours per day, backed-up by an armed
reaction service. A doorphone system is provided for opening the glass doors of the West building, and the East building.
Telephones, Computer Facilities, Internet, and Power Ample incoming telephone lines have been provided, and all units have been reticulated by Telkom. Power skirting with separate telecomms and power channeling is provided on almost every wall in the property, and a liberal number of power plugs has been provided. Access is thus possible to all walls of every room without difficulty. Each unit is equipped with its own electricity consumption meter, and tenants are billed according to their own usage. Both buildings are reticulated with CAT-5 computer cables, and telephone points. A
permanent ADSL internet connection and firewall is provided, bandwidth
being made available on a pro-rata basis according to the rent-roll contribution.
Generally, this pro-rata availability is sufficient for tenants, but extra
bandwidth is provided and billed in arrears at nominal cost. Conference Room facilitiesTwo
airconditioned conference rooms, with complimentary tea and coffee, are
available for use by tenants at no extra charge; AestheticsThe
attractive face brick buildings have steel windows. In the All interior staircases as well as all entrances in the South are tiled with ceramic tiles. Numerous
flower boxes both within and around the property exist, and well-maintained
gardens surround the property. All the area within the security walls,
as well as the parking in the South is covered with a heavy-duty concrete
slab. Ownership and Maintenance This is an owner-occupied building. As such, it enjoys a higher level of maintenance and care than one would generally expect. |
