CB Centre - Suites

Ground floor – There are three luxusry suites on the ground floor, consisting of two, and three offices plus reception each. The Executive suite also has a private kitchen and toilet. All are airconditioned, as are common areas and passages.

First floor – These each consist of two and three offices plus reception. One unit has only a single large office. All are airconditioned, as are common areas.

This building offers executive-grade finishes, with ceramic tiled floors,
full power-skirting, and separate electricity metering.
A shared twelve-seat conference room is available on the ground floor.

Pre-cabled for computers and telephones, with 24-hour high-speed internet access.

Twenty-four hour on-site security guard, with armed reaction back-up.


The two-storey building comprises twelve units, six on the ground floor and six on the first floor.

Ample off-street open parking is available on the southern and western sides of the property for visitors. 

Ample secure open parking bays are available inside the property for both tenants and guests. No charge is made for use of a nominal quantity of unreserved bays. Twenty, reserved, shade-net covered bays are available on separate rental.

Security

A security guard is on duty twenty-four hours per day, backed-up by an armed reaction service.

Access is controlled and recorded.

A two metre high face brick wall encloses the North, West and East sides of the property. Entry to this area from the street is via an automated steel and meranti sliding motor gate. The Southern façade of both buildings is open to the street.
 

A doorphone system is provided for opening the glass doors of the West building, and the East building.


Telephones, Computer Facilities, Internet, and Power

Ample incoming telephone lines have been provided, and all units have been reticulated by Telkom. 

Power skirting with separate telecomms and power channeling is provided on almost every wall in the property, and a liberal number of power plugs has been provided. Access is thus possible to all walls of every room without difficulty. Each unit is equipped with its own electricity consumption meter, and tenants are billed according to their own usage. 

Both buildings are reticulated with CAT-5 computer cables, and telephone points. 

A permanent ADSL internet connection and firewall is provided, bandwidth being made available on a pro-rata basis according to the rent-roll contribution. Generally, this pro-rata availability is sufficient for tenants, but extra bandwidth is provided and billed in arrears at nominal cost.

Conference Room facilities

Two airconditioned conference rooms, with complimentary tea and coffee, are available for use by tenants at no extra charge;


  The Boardroom on the ground floor of the West building seats
twelve people, and,
  The Committee Room on the ground floor of the East Building in the Suites area, comfortably seats eight.


Aesthetics

The attractive face brick buildings have steel windows. In the East Building, high-quality vertical louvre blinds are fitted, and the south facing windows in the First Floor East unit as well as the entrance landing are fitted with luxury drapes and pelmets.

All interior staircases as well as all entrances in the South are tiled with ceramic tiles.

Numerous flower boxes both within and around the property exist, and well-maintained gardens surround the property. All the area within the security walls, as well as the parking in the South is covered with a heavy-duty concrete slab.

Ownership and Maintenance

This is an owner-occupied building. As such, it enjoys a higher level of maintenance and care than one would generally expect.
